All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client's needs in respect of provision of the Company's stated services, in accordance with and subject to, the law. Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to the same.

These Terms & Conditions apply to all direct bookings made through arcticseasidevilla.com for the two rental units operated by LD Service & Marketing AS (referred to as “we”, “our”, or “us”). By completing a booking and checking the acceptance box, you (“the Guest”) agree to these terms in full.

1. Rental Units

These terms apply to the following properties:

Cabin in Mestervik – small cabin unit

Seaside Villa (Arctic Seaside Villa) – large luxury seaside villa

Each property may have additional house rules shown in the listing. These house rules form part of this agreement and must be followed.

2. Booking and Payment

All direct bookings are paid through Stripe at the time of booking, unless otherwise specified.

A booking is considered confirmed only after full payment has been processed.

The person making the booking must be at least 18 years old and is responsible for all guests staying in the unit.

3. Cancellation Policy

3.1 Cabin in Mestervik – Flexible Cancellation

Full refund for cancellations made at least 5 days before check-in.

No refund for cancellations made within 5 days of check-in.

These terms match the Flexible Airbnb policy.

3.2 Seaside Villa – Firm Cancellation

Full refund for cancellations made 14 or more days before check-in.

50% refund for cancellations made 7–14 days before check-in.

No refund for cancellations made within 7 days of check-in.

These terms mirror the Firm Airbnb cancellation policy.

4. House Rules

Guests must follow the same House Rules that apply to the Airbnb listings for each unit. These include (but are not limited to):

Respect for noise levels and local community

No smoking indoors

No parties or events unless pre-approved

Proper use of appliances and equipment

Leaving the property in reasonable condition

Failure to follow house rules may result in additional charges or termination of stay without refund.

5. Damage, Security Deposit & Liability

We reserve the right to charge up to 10,000 NOK for damages, excessive cleaning, missing items, nuisance behavior, or breaking house rules.

Charges may be processed via Stripe, invoice, or other payment method used at booking.

Guests must immediately report any damages or safety concerns.

You agree that the card used for booking may be charged for such damages if necessary.

6. Guest Responsibility & Safety Disclaimer

Guests are fully responsible for their own safety during the stay.

We are not liable for injuries, accidents, or property damage that occur:

Outside of the rental unit (e.g., on walkways, shoreline, docks, surrounding areas)

Due to natural conditions such as falling snow or ice from roofs, slippery surfaces, or risk of falling into the sea

When guests do not follow posted signs, instructions, or house rules

As a result of negligent or reckless behavior by guests

Guests must supervise children and vulnerable individuals at all times.

7. Weather & Access Conditions

Our properties are located in Arctic coastal areas. Weather may affect accessibility, parking conditions, or outdoor facilities.

Refunds are not provided for weather-related issues beyond our control.

8. Check-in & Check-out

Check-in and check-out times are stated in the booking confirmation.

Early check-in or late check-out may be available upon request and subject to availability.

9. Maximum Occupancy

Guests must not exceed the maximum number of people allowed for each property.

Exceeding occupancy may result in immediate cancellation of the stay without refund.

10. Privacy

We only collect the information needed to process and manage your booking.

Payments are processed securely via Stripe.

11. Governing Law

These Terms & Conditions are governed by the laws of Norway. Any disputes shall be resolved under Norwegian jurisdiction.

12. Acceptance

By checking the box at checkout and completing your booking, you confirm that you have read, understood, and accepted these Terms & Conditions.

Unless otherwise stated, arcticseasidevilla.com and/or its licensors own the intellectual property rights for all material on arcticseasidevilla.com.

All intellectual property rights are reserved. You may access this from arcticseasidevilla.com for your own personal use subjected to restrictions set in these terms and conditions.
